Why it is a bad Idea to Waive Inspection Clause

My clients and I have recently been caught up in the battles of buying a house in a heated market. While the market has cooled off a little in the summer from these wars, one thing that I know for sure is that even in a no condition selling market, it’s not a good idea to waive an inspection clause. I’m not trying to promote home inspectors or get business for them, but its the truth.

Its those Real Estate Agents! I know what you’re thinking. I hear it everyday, in elevators, the newspapers and from Joe Schmo walking down the street. “They’re driving up the prices of houses” or Its the Banks; its the owners, they are asking for crazy prices! They’ve gone mad.

The Price is Right

The most important thing when selling a house is the price. It doesn’t matter if you have gold floors in your house, if you don’t price the gold accordingly, you won’t sell you house. I tell ever client that if you house doesn’t sell in two weeks, its over priced. The buying market determines the value of your house, not the comparable. If there are no buyers for your house that means its not in the right sweet spot to sell.
