Uber is Not Like Real Estate!

I read articles all the time written by Real Estate agents who are trying to convince themselves that we are in a good business to be in, and that it is necessary to use an agent for every transaction.

In Toronto, put up a sign and your property will be sold by the end of the day. Post you are selling your house on facebook and thousands will take notice, and you’ll get your house sold.

couple lookingRealtors Jobs change each day. It went from a job where mls listings were faxed every morning to being a super high tech savvy digital marketing social media guru.

The truth is, there are so many facets of the job that are unaccounted for, that is the reason why a simple app, or faceless website cannot replace the brain beside inside the agent.

Agents always have this fear that if the mls system, or comparable information goes public, then our jobs would be meaningless. That may be the case for some agents, but for great agents who are out there, this doesn’t mean anything to them. For those agents, its not just one thing that makes them great, its a number of things all together.

keys to coupleThere are many for sale by owner websites out there, and many lawyers closing the transactions for clients without agents. Bad agents are out there, and bad companies are trying to get whatever business they can from this crazy market. When there is huge money to be made, there will be scavengers and people trying to capitalize.

A company years ago had a video of all of the things they provide for their agents. It was a five minute video depicting the life of an agent, who works for their clients 24 hours a day, and listed all of the craziness from doing 10 offers and losing, to dealing with lawyers, banks, and clients. These guys had that video down and accurate to what our job entails. (I wish I could remember the company)

Technology will come and go wherever there is money to be made, there are too many variables in Real Estate to try and make it an amazon, Uber or Expedia.

Transit Solutions Would Help Lower GTA Prices

One thing that can truly help lower GTA prices are some major transit solutions. It is apparent that the GTA market and all of the surrounding areas have gone buck wild in the past few years, and especially in the last few months. So many sales records have been crushed, and I believe this will not end very soon, even with the government trying to cap it.  

Right now, people want to live and work in the city, which traditionally wasn’t theTTC getting on bus case for many years. People, typically lived in the city while they were younger, and moved to the suburbs to raise a family with a huge house, and a white picket fence, and a lot less traffic in the neighbourhoods. All of that has changed.
 
 
Workers are realizing that sitting in traffic for two hours is not good for our heath, and that time is very very valuable. Families are adjusting to living in condos, and then moving up from there to get a start in the housing market. Since the suburbs have also reached unprecedented prices as well, it almost seems like the answer to just adjust your life to smaller and smaller living quarters.  
 
 
A major reason more people are looking to stay in the city is that in the past while traffic has always been bad,  it has not been as bad as it has gotten. Busses, subways, and go trains are regularly crammed to the max. Transit delays, are a daily thing, no matter where you come from in the suburbs. Highways and low-ways are bumper to bumper. Accidents and construction projects are a daily obstacle on every artery.

John Tory our mayor has long been a proponent of many solutions to transit, whether it be smart track, new subways, or having Uber in the city. He also understands that having a city that is easily accessible is a city that can compete with cities across the globe. Right now, we have a city that has the worst transit system in the world, highways that are crumbling, and a TTC and Go system that is wrought with scandal and money squandering. If somehow Toronto could have a few more transportation options into the city, the GTA could expand, and people who live outside traditional boundaries would be welcome to living in the country, and taking transit into work. This would alleviate some demand from the city, and help build infrastructure. 
 
Imagine living in Barrie, or further, and getting to work in 30 minutes or less. The Japanese accomplish this in  with super trains, why can’t we do that here? Finally the feds may be giving Southern Ontario some help; (read here) hopefully its enough to make some real change.

Would You Go Into a Court Without a Lawyer?

Buying a house and using the listing agent is like going into court without a lawyer to represent you. Each and every time I have a listing, I have somebody calling me asking me “what’s the price if I don’t have an agent and buys directly though me?”

I always want to say to them on the phone, you don’t care that I have a relationship with the owner first? Is a few thousand dollars worth the risk?

The thing is, I am bound by a code of ethics, and I also have my own ethics that somehow got instilled in me from childhood where I actually care about people for some stupid reason, but the thing is, not everybody cares about somebody coming to them trying to get a deal. Some agents might see this as shady and say screw them, they want a deal, I give them something to deal with once they buy the house. Maybe an attic issue, maybe a foundation problem, maybe it was a grow op?

Another great point I will let you know about since I’ve been in this business, is that I see houses everyday. I see good and bad ones. I see immaculate ones, and I see ones that are in the process and have been renovated. I know good renovation jobs and bad ones. Something that has happened that I don’t even get is that when I go into a house is that I’m looking for flaws, and looking for how much work needs to be done to bring it up to par and beyond. Its sort of like osmosis, when I walk into a place, I can tell if there is a problem, just out of habit. Its like getting into your car and noticing that there is an alignment problem. I don’t do it consciously. I would love to say I’m special, but many good agents, and agents in the business for a while will do the same thing. I see it when I do an open house, and an agent comes in with their client.

I also do it when viewing a house, I’m actually viewing the house as a buyer, and looking to see what kind of work needs to be done. I honestly have impressed myself sometimes at the things I pick up when walking through a house. I guess it must be from all the house viewing and all of the courses I take.

After saying all of that, would you walk into a house, with the possibility that the listing agent is looking out for themselves, or the owner? I would say most agents are looking to get a deal done on both ends, and looking to omit anything that might sway you as the buyer from buying the place, or asking for a discount. That includes every problem imaginable. Don’t believe me? Look on the RECO and real estate body websites for lawsuits involving multiple representations.

Let me ask you that question again, would you go into court without a lawyer?

You want to retire early don’t you?

Like Most people working in this rat race and trying to get ahead, we are always looking for that lottery win. Be Honest with yourself, you see other people who had the guts to get ahead, and use their equity to make purchases, and even pay off their properties, and say to yourself, that you can do that as well but, it seems very risky; and it is, but the only way to get ahead is to take some risk.

With low interest rates, it almost doesn’t make sense to pay off your mortgage fully and to use that equity to purchase another property.

There are a few different options when purchasing a property and the kind of returns you are looking for, also keep in mind that you must have a great team in place that you trust and that can guide you into making the right moves.

There are many different types of properties that people use a second investment.

Renovations, have become very popular in the past 10-15 years. With the explosion of tv shows showing us how to fix places and sell them, there are many people out there. The above properties types can all be renovated and sold for a profit.

Look up, its a bird, its a plane, No.. its not superman, its our Real Estate Market!

Almost everyday I speak to somebody regarding the Real Estate market in the GTA crashing.
Everybody says to me, wow, I can’t believe that house sold for 200% over asking.

I started my real estate career in a downturn, in 2008, so really that was the last time that the market was in a buyers market situation.
While the market was low, it still didn’t crash at that time. The last time we had a full on crash was the late 80’s and early 90’s.

If you look at the stats for the past 40 years, you will see one thing that is very common; The market goes up and down. While it goes up and down, it has steadily gone up in Toronto.

If you watch news casts and listen to real estate experts, you will be listening to a lot of crap. Nobody really knows or can predict if the market will tank into oblivion.

If you watch movies about the market crash in the U.S. you will see that many people were predicting the market crashing there since 2003, but it really didn’t happen until 2008. That’s a five year difference, and that scenario had the worst sort of ingredients to start that fiasco.

Here is Toronto, the laws are pretty stable, the interest rates and mortgages are not wacky or have a lot of craziness to them, they are pretty standard, and there are no funny business mortgages here. So in that respect, the money is stable. Our laws are for the most part making sure, people who are taking on mortgages can afford them. So that’s a big factor in determining if the market will crash.

While our dollar is tanking big time, bad for oil and subsidiary business, it is great for other businesses such as manufacturing, travel and of course Real Estate.

Unemployment is a big factor in people being able to afford their house correct? While it is up in Alberta, the rest of the country has actually gone down a bit this month. So its bad for Alberta, but here in Toronto, its gone down and held steady.

Market Demand. If you have tried to buy a house in the GTA, you know for the most part you will be in a bidding war situation. The reason being, so many people are coming into the GTA, and staying where they work, they do not want to commute. Plus, foreign buyers, are buying up our cheap Real Estate. Compared to other parts of the world, our prices are cheap. Yes they are. First time home buyers are buying condos, driving up that market as well.

Cheap Interest Rates. Getting a mortgage in Canada is like the banks giving away free money. Yes you pay a measly 2.5% but that is a far cry from the 8% mortgages I was selling. It is harder to get a rental than to get a mortgage these days. If you have some money down, and you have a decent job, you can get a mortgage, regardless of your credit. Yes there are many lenders who are private that will lend to anybody, if you have minimum down.

So, the next time you have your friends over and you start talking Real Estate, and start dreaming of a crash, examine these factors discussed and think again for now!

360 Degree Video Will Change Video Tours

The biggest thing which I believe will hit the Real Estate market in the next couple of years is 360 degree video. Youtube is already hosting videos and a bunch of cameras came out at CES conference and some are already on the market. Basically this is an extension of 3D camera’s but it can be manipulated.

Imagine you are selling your house, and your video tour is going through the house, but you can turn the camera in any direction while the video plays.

This will be a great tool in the future, because it is not just a still picture, you can make a video and still have the 3D effect and use your browser or phone and move around.
