Tesla’s Solar Roof Powered Shingles

Solar roof panels are the ugliest feature to attach to your house. I tried to sell a house once with solar panels and nobody wanted to even think about it. The panels were bulky and ugly, and the technology to save the power to batteries was messy and confusing. 

 

Here comes Tesla and their sleek looking shingles, that comes in all different styles and sizes. I mean look at these things, they are better looking than regular asphalt shingles.

There is one catch that you must buy a Tesla power storage. Tesla is saying that these shingles will pay for themselves, what that means is unknown. What I do know is that I think this has a lot of potential to change solar power and that industry. I also think this will promote more electric vehicles. This will promote this technology and bring it to the next stage of evolution.

Signs Are the Gateway To Selling Your House

For some reason I’ve noticed that sellers do not want to put for sale signs on their property. I get that it is a hassle telling your neighbours that you are moving, or maybe a little embarrassing to explain that you are leaving for such and such reason, but it is the gateway to selling your house.

As I’ve stated in another article, “Not All Agents are equal.” The same goes for Real Estate signs. Some signs are actually a deterrent to selling your house.
I’ll explain why, people think that you need to get the flashiest agent in the neighbourhood with the most expensive sign. In some neighbourhoods, the agent you’re using says a lot about you and your image. What are the neighbours going to say if you use a discount agent, or if you have an agent that has a cheap looking sign?

I believe this type of thinking is an error. Rather than worry about the agent, worry about what the sign looks like and what technology is being used to harness that. 

Here are some things to look for when speaking to an agent with regards to their sign and tech.

1. Cleanliness:

You want the sign to mirror your house. You want it to look prestigious, not cheesy, crappy picture of the agent. If it looks terrible and fussy, tell them to get a new sign for your house or hit the road. They are not that expensive and you will be doing them a favour. Make sure the riders match the main sign, not different sizes or off colours.

2. Reflective portions:

Make sure there is something reflective on the sign. Yeah it is a bit pricey but if you are paying your agent right, they will get a rider with a reflective material on it. This is important because a lot of exposure is lost after the sun goes down, if not most of it. You are wasting valuable time by not having the sign displayable at night.

3. Domain Name:

Custom domains are not new, but make sure your agent has a custom domain for your house that goes directly to a custom website for your house. Not a general one, a custom one! Gone are the days when agents have one domain for their whole site. You don’t care about their other listings, you care about yours and people driving by, going directly to your house site and getting information.

4. QR Code:

While this is not something that has really caught on in the main world, it is still valid to have a quick bar code for people with mobile who are lazy to type in the domain name. I usually put it right next to the custom domain rider. Why not add that accessibility?

5. NFC:

While this is pretty new, some sign companies have the ability to have an nfc chip put in the rider, so people with NFC phones can just tap and grab info.

Having a sign on your property can be a bit of a hassle but in my experience it drives so much more traffic to the house and to your open house. If you do get a sign make sure it has the stuff mentioned above built into it.

When Not To Use A Drone?

The use of drone footage has also become very common place since the units themselves have become more sophisticated, while prices have dropped significantly to under $1000 for a decent unit.

Using drones for Real Estate Videos and Photography is pretty tricky. Most people don’t know how to properly use it, and if they pay for a professional, an agent will feel that they have to use the footage to justify the cost.

I would like to think I have a pretty good eye for what to do and not do. here is a list of what not to do or when not to use a drone in your Real Estate Videos and photos.

1. If the listing house is a town house or very small lot. Usually a drone can only can wide angle, and if the lot is very small, the footage will make it look even smaller.

2. Neighbours are not tidy. If there is a neighbour where they have a messy backyard or they do not cut the grass or have an old car or something like that, you might not want to showcase that in your video or photos.

3. PowerLines & Trees. Sometimes in urban areas such as Toronto, there are a lot of power lines and trees in front of the house. It is already tricky & risky to get good footage, but when you have a lot of power lines, the shots don’t show the house well.

4. Too Much Footage. We get it, its cool to have a camera attached to a flying copter. In my experience, shots are only good for seconds, and dragging a 4 minute video of a house is terrible. I see this so often, I want to scream at the agent. They think they are so high tech with this footage that all of it should be shown. NO! NO! NO! Editing is just as important as the footage and only seconds of each shot should be shown, even if its a fly by of the property. Stop it please!

5. If you are in the Shot. When the drone goes up and you shoot a shot of lets say the backyard, you must try to hide where you are in the shot, there’s nothing worse than seeing the wizard doing his magic. Its a tough one but, please don’t show yourself operating the quad.

6. Last one, propellers: Don’t show the shots of the propellers. Yes sometimes the propellers get in the way of a shot, but again, edit and crop them out of the shot.
