From my experience as a Real Estate agent, buyers look at some basic things right away. Obviously each couple and each situation is different but I notice a few similarities between buyers. Some of the similarities are:

1. Washrooms, bathrooms:

People look to see where they will spend a lot of time. They look to see if they are dirty, how big the toilet and tub are. Is there a shower? What is the decor? Is there a fan? What is the lighting? What is the style of it? Tiles?

I’m telling you people look at the washrooms, bathrooms. The best thing to do is clean them and put all of your things away. Clean the dirt in between the tiles. This is so important. Put clean towels there. Pretend you are going to a hotel. Your washroom should look like a hotel room washroom when you first go there.

2. Kitchen:

People spend a lot of time eating. I don’t have stats but I know most people eat at least three meals a day. What I see which turns most people off is people’s drawers and counter being cluttered and fridge being dirty. When people come into your house they want to imagine how they would live in that house. If your sink, drawers and cabinets are dirty most people will not want to live in that. People will look in your fridge. Knowning that make sure it is clean and things are not cluttered. I know it is hard to be neat in a fridge but it is important. Even if you are not giving up the fridge in the deal make sure the fridge is clean!

3. Backyard:

Cut your grass. Daily if it needs it. If people are coming to your house to see if they want to buy it the least you could do is cut your grass. If a couple is going to buy a house in the hundreds of thousands, they do not want to have spend another 5 grand to landscape the house as well. The best thing to do is be simple. Not too much clutter in your garden. If there a lot of clutter, dig it up and replace it with grass. I mean you’re selling your house anyway throw away those old bushes.

4. Doors & Handles:

Changing the front doors, Garage Doors, door handles and or paint them. This can be a quick way to add thousands of dollars and give your home an impression of luxury with a simple thing to change.

Painting can do wonders for a house. It can totally change the landscape of the house with the proper colours. Make sure you get a professional to do it. A bad paint job can be the exact reverse, lower your value. People look at the corners, they look to see if the paint is even. A lot of people think they can paint. They are wrong. It can lower your value by giving your house a bad paint job. It can also prevent people from buying your house. First impressions are the most important thing to buyers. A buyer usually knows if they will live in a house a few seconds after entering.

Virtual Staging

There has been a lot of advances in technology this year, and one of the areas is virtual staging. It has come down so much that some agents are looking at this as viable alternative to staging, rather than have the place look empty on photos and videos. In my...
